Banya Duplex

A purpose-designed dual occupancy in Banya combining contemporary investment housing with adaptable, accessible living, achieving both Gold and Silver certification under the Livable Housing Design Guidelines.

Located in Banya on the Sunshine Coast, this new dual occupancy was designed as a long-term investment with a strong focus on accessibility, adaptability and broader occupant needs.

Livable Housing Design principles were integrated into the project from the outset, influencing circulation, access, room planning and the usability of key spaces. The two residences achieved Gold and Silver certification, demonstrating different levels of enhanced accessibility while maintaining practical and contemporary residential layouts.

The design considers how homes can accommodate changing circumstances over time, including ageing occupants, people with reduced mobility, temporary injuries and families with young children. Wider circulation areas, accessible entries and carefully planned bathrooms and living spaces were incorporated without giving the residences an institutional character.

Beyond accessibility, the dual occupancy was planned to provide comfortable independent living, efficient use of the site and strong long-term investment potential. Incorporating Livable Housing Design principles also broadens the range of occupants the residences can accommodate throughout their lifespan.

The result is a considered dual occupancy that demonstrates how accessible design can be integrated into contemporary residential development while supporting flexibility, functionality and long-term value.
