DraftRoom provides considered building design for renovations and extensions across the Sunshine Coast, Noosa and Moreton Bay. From internal reconfiguring and ground-floor additions to second-storey extensions and complete home transformations.
A successful renovation is not simply about adding more floor area. Our first job is to understand what isn't working, what is worth keeping and where change will have the greatest impact.
Before we design, we consider the existing building, site conditions, orientation, levels, planning controls, existing structure, services, budget and how new work will integrate with what is already there.
Our value is in identifying those issues early, finding opportunities you may not have considered and developing a design that balances function, character, buildability and construction cost.
We then coordinate the relevant consultants and develop the approved concept into clear working drawings suitable for consultant coordination, building certification, and construction.

Start by sending us your project address, a brief outline of what you would like to change, and any existing plans, sketches or photos you have. We can review the property and recommend the appropriate next steps.

Existing plans are helpful, but not essential. Depending on their age and accuracy, we may still need to complete a site measure or obtain additional survey information before relying on them for design.

For most extensions that alter the building footprint, height or relationship to boundaries, a contour and feature survey is recommended. Smaller internal renovations may not require one.

Most renovations involving new openings, structural wall removal, extensions or second-storey additions will require structural engineering. For more complex projects, we may recommend involving the engineer early in the design process.

Not every renovation requires a Development Application. The approval pathway depends on the proposed works, property and relevant planning controls. Building certification may still be required for the building work.

That is a useful starting point. We can review your ideas and develop them further, while also considering the existing building, structure, site conditions, planning requirements and buildability.

Yes. We regularly coordinate with builders throughout the design and documentation process and can incorporate early pricing or construction feedback where appropriate.

Fees depend on the size, complexity and documentation required for the project. Once we understand the property and proposed scope, we can prepare a detailed fixed-fee proposal outlining the stages and services included.
